Where do I start with Buying an Apartment?

Maybe you’re not fully convinced yet. Even if you are, let me sweeten the deal. If you think about it, buying an apartment isn’t more expensive than renting it. That’s because when you buy an apartment, you will typically take out a loan (or mortgage, in real estate lingo, more on that further down), and pay off a bit of it each month. If you’re thinking, that sounds a lot like renting it, you’re right. The only big difference is that, when you’re paying off the loan, you’re beginning to own the apartment. Once you’ve paid off the whole loan, you will be the owner of the apartment, meaning you can sell it for just as much as you paid each month. In some areas of the city, the rent you would pay in 3 years would have been enough to buy the whole apartment.

What’s the Hook?

You may be thinking that it all sounds too easy. Well there is one hook to the whole paying off a loan with monthly payments. You have to pay what is called a downpayment. When you buy a piece of real estate, and take out a mortgage (remember, a mortgage is just a loan to pay for real estate), you pay a percentage of the total amount up front, and then pay off the rest in monthly payments. On the other hand, you can also see it as a bank paying 80% of your apartment, and you only pay a small piece of it. The key here is that, just like paying for a vacation, you save up once, and afterwards pay the same amount as your rent, and you’re making money.

When you buy real estate, you only pay 20%!

What you Have to know About Apartment Hunting!

These are the things you have to know about buying an apartment. Remember! Even if you’re not looking for an apartment specifically right now, these tips can be helpful, because sooner than later, you may find yourself looking into buying an aprtment, and many of these tips are things you can do right now that will make your life easier when the day comes.

Start Doing this Now!

Even if you’re years away from buying an apartment, you need to start taking care of your finances. That means, keep bank statements, and keeping track of loans. Most importantly though, when you buy an apartment, your past finances will be checked (called a credit report). If this check shows that you took out many loans, took a long time to pay these back, or worst case, failed to pay these back, you’re going to have a hard time finding a company to loan you money without charging exorbitant sums of interest. That means, avoid using your credit card, start saving as much as you can in case of unexpected expenses, and pay back anything you owe as fast as possible.

The Negotiation

When you get to the point of buying the apartment, you’re going to have to do some negotiating. Here, you can save you thousands or make the seller breaks off the deal. Not to worry though, we know exactly how you can save thousands, as opposed to lose the deal. When buying an apartment in Los Angeles, negotiation takes place like this. You make an offer. This is either renegotiated or accepted. Then, a building inspection is conducted, after which you can typically, based on the inevitable issues which the inspector finds, renegotiate again and reduce your price.

Remember that on top of the ‘up-front’ cost of the apartment, you will pay additional costs, such as transfer taxes and title fees. These can be a few thousand dollars if you’re unlucky, but in your negotiation, you can ask the seller to pay these, while you only pay the up-front cost.

Know What you’re Looking For!

You probably know what you like, but what is it called? A two-story walk-up? A studio? Do you want a front-gabled with a Stucco facade? The world of real estate has a language unto itself, but in L.A. there’s only a few types of important types of real estate you have to know, and if you’re looking to buy an apartment in L.A., unless it’s a classic one-bedroom, it’s likely one of these: Duplexes, Studios, Lofts, and micro-apartments.

Duplexes are mosts similar to a house, because in a sense they are a house. Unlike the typical commerical apartment buildings, these are houses which are split up into typically two identical apartments. The advantage: You typically have more privacy, and your own entrance. Studios and lofts are quite similar. A studio is an apartment which (apart from the bathroom) is made up of one single room which houses the sleeping, leisure, and cooking area. Lofts are studios with high ceilings, lots of windows, and typically larger than normal studios. Lastly, micro-apartments. These are lofts which have very little space. Typically without a leisure area, or combining a leisure and sleeping area with e.g. a pull-out couch. You’ll find these in downtown and denseley populated places.

  • Duplex: Most like a house
  • Studio: No separate rooms
  • Loft: Studio with industrial style
  • Micro-Apartment: Very small studio

Don’t forget the HOA!

Even if you buy an apartment, you’re going to be paying a recurring fee to the organization which takes care of the shared spaces. That means doing renovations, fixing the elevator when it’s broken, etc. But not all Homeowner Associations (HOA) are created equal! Some can be a major pain, because they do not perform the necessary renovations. In other cases, tenants can be problematic, and HOA’s fail to take care of this. There’s many things that can go wrong, so the best thing to do usually is to talk to a few neighbours, who can clue you in on the details.

Choose the Right Neighborhood!

Real estate, including apartmentss, is all about location location location. You want to buy an apartment in an area where you want to live of course, but there’s other things to think about. You likely want to have good connection to public transport, even if you own a car. Related to that, you also want to have a freeway nearby, to have amenities such as shopping and grocery opportunities nearby. Depending on your leisure activities, perhaps you’ll also want to keep an eye out for cafes, clubs, restaurants, and bars in the area.

Lastly, and very importantly, you want a neighborhood on the up, and not on the descent. Some neighborhoods are becoming massively popular (which those are, further down), meaning that prices are increasing massively. One day, when you sell your apartment, you’re going to want to get as much money for it as possible, so to choose a neighboorhood which is gaining poppularity is an inveitably profitable decision.

You already know the “Big Four” from Fashion Weeks all over the world. For models abroad, however, there are many more interesting markets. Besides Milan and Paris, New York is the hotspot for young models!

Becoming a model: Requirements in New York

For models there are many requirements, for example, in height, weight, as well as in the resulting proportions. Working in New York: On Stay Procedure

When you are under contract with us at the agency, you will always get emails from our bookers. They will help you to coordinate and not to miss any casting. But first of all, as a model, you must actively decide to try your hand abroad. The active decision is important because you will be dealing with big agencies and clients at a young age. For example, if you say that you would like to go abroad, your agency will invest time in finding a good agency for you. Contracts are signed and maybe airline tickets are booked. If you break off a few days beforehand, this will not have a positive effect on your career, as trust will be lost. It is also important for you to have thought everything through in advance. You will be in a foreign country and also living with strangers for sixty to ninety days. If you are still young, talk to your parents about your plans right at the beginning. They have a lot of life experience and can always give you good advice on your way. In addition, you always have a contact person in your agency from the beginning.

Many models ask me at the beginning, how does such an “On Stay” work? Does it cost me money? With a good model agency behind you, your stay abroad is just as well planned as a package vacation. Contracts are signed weeks or even months before the start of the trip. So you know very early when you will travel, where you will live, who your local contact person is and much more.

An On Stay never costs you money as a model. Good agencies always work on the principle that you as a model have no investment. The partner agency abroad takes over all your expenses in advance. This includes the flight tickets, the accommodation but also services on site such as gyms, drivers or “pocket money”. In the end, the costs will be deducted from your income. If you end up with a negative amount, the agency will cover the costs. This is what we call “minus balance.” In any case, you gain experience, certainly footage and it doesn’t cost you a cent. Good model agencies invest in their models. If you are proposed for an on stay, the agency believes in you and the success you could have abroad. Also the local partner agency believes in your success, otherwise they would not invest time and money to fly you in for two to three months.

Most models are automatically drawn to the “Big Four”, of course. However, many also go for a few months to cities that are not associated with fashion at first, but which are a microcosm all of their own. These include cities like Istanbul, Mumbai and Hong Kong. Here, products are produced for the whole world. Not only fashion, but also electronics and toys. Many producers are interested in doing photo shoots and video shoots directly on location. Here the productions are much cheaper. Thus, the teams are larger, the shootings sets more elaborate.

Guaranteed income and great jobs

Models who have made it far, had many clients and an absolutely fantastic book will gradually get their first “Garantuee Contracts”. Then you even get a guaranteed minimum income from the agencies. They do that when you are so good as a model that in theory you don’t need to travel abroad anymore. Or, you already travel so much that other agencies have to convince you to come to them. If you’ve made it here, congratulations.

Because at some point your network will have grown so much that your management will completely take over the management of your time. So you only pay 20% when you buy it (that’s called the ‘downpayment’). The money you pay back to the bank is the money you would have spent in any case on your rent, so all you have to do is save up for your downpayment, and you’re good to go!

Tip #1: Take Care of your Finances!

This is something to do before you start doing anything else. Even if you are not thinking about buying an apartment right now, you should be keeping careful watch over your money. Yes it can be annoying, especially when you don’t want to be confronted with the reality of how often you ordered take-out in the last month, but it’s a pain worth taking. When you do buy an apartment your bank will be happier to lend you money, given that you have shown in the past that you are in control of your finances. Having months where you go 1.000$ over your credit card limit is not a good look, and may mean high interest rates.

This is either renegotiated or accepted. Then, a building inspection is conducted, after which you can typically, based on the inevitable issues which the inspector finds, renegotiate again and reduce your price.

What to watch out for: When you buy an apartment you pay one full price (e.g. $430.000 for your apartment), but there are also closing costs, like taxes on the sale, broker fees, etc. You should choose to negotiate on one of these. For example, you offer to pay all the closing costs, and the seller reduces their price by a few thousand, or they can keep their proposed sales price, but in turn have to pay closing costs.

Tip #4: Know What Type of Apartment you Want!

Maybe you’ve heard someone say they’re moving into a coop, or that they’ve found a sponsor unit. These are different types of apartments, and have different advantages. Your everyday normal apartment will have you buying only the property, i.e. the four walls, and also have you paying a monthly fee for posssible repairs which have to be done in the building. In a coop, also called a housing cooperative, you do not actually buy the four walls, you buy part of a company which owns the building, and this part entitles you to live in your apartment. This has different advantages, and can often be cheaper. The dream apartment is a sponsor unit or a rent-controlled apartment. In short, these are normal apartments, but for a variety of reasons, they are much less expensive than others. If you find one of these, don’t hesitate, they’re rare and in high demand.

    How does a casting run?

    For our CM Gosee Days in August we have reserved three days and a separate model apartment, where models who travel to Paris from abroad usually spend their time. So we have an extra protected room and can use each Carsten as a single appointment.

    A casting appointment usually takes 15 to 30 minutes, depending on how many details are added. For example, if you have already gained experience, your model portfolio is already a little set up or you have the prerequisites to work as a model in the big fashion metropolises.

    New Faces are young models between 14-18 years. This is the perfect age to start modeling step by step besides school. Learn more here:

      My greatest learnings in marketing

      Marketing is all about supporting customers in their strategic but also operative work in the media. All this with the big goal of reaching the right target group. Here I was able to gain my first insight. Planning, organizing but also being creative was a lot of fun.

      The practical work is all about publishing! Creativity is required in all areas, whether it is the classic placement of advertisements, blog posts, posts by influencers or creative content for the social media account. There is no limit to your imagination and you can let your creativity run wild. Apart from that, it is also extremely important to work in a structured way and to be in constant communication with the client in order to coordinate my plans and ideas. This makes the exchange via e-mail, but also telephone calls or meetings particularly important.

      What’s it about? Internship in a marketing agency

      A marketing agency attracts clients from very different industries. Right from the start, we coordinate where the goal of the respective brand lies. Are there more visitors on the website? Should the turnover be increased? Should a certain number of followers be reached?

      Each different goal, each customer needs his own strategy, his own concept and his own approach.

      It is also important that not only the goal is defined correctly but also the target group. When defining the target group, it quickly becomes clear on which medium should publish and which is not particularly suitable. To address a target group of 40-55 year olds, for example, you won’t find your voice heard on TikTok as on Facebook.

      My internship: Model Agency, Content Marketing and Fashion Magazine

      Not only do you learn a lot about marketing and social media, you also get extremely deep insights into search engine optimization. Depending on the focus of your internship, you can also get small insights into model booking, consulting and project management.

      An internship at Cocaine Models is very versatile, because Cocaine Models is much more than just a model agency. Cocaine Models has an exclusive fashion magazine, FIV Magazine, as well as its own Social Media Agency.

      Creative teamwork and independent work

      Through the different sections (models, magazine, social media) you get an amazing amount of insights into very different areas of the media world. Starting with research up to the independent conception and publication of articles. But you will also learn how to use the most important software. For example with Photoshop to create graphics. You’ll learn how to do website analytics, evaluate customers and devise new strategies, and create creative content for social media.

      There’s something for everyone here and it’s very important that every intern can take valuable content with them. Although this is an internship, working independently is essential. It’s not just about working through the work, but about your creativity, your input and diligence.

      6 months internship: Procedure

      During my six-month internship at Cocaine Models, I got to know an incredible number of different topics. I started by interviewing influencers for the fashion magazine. I learned so much in my first week: how to contact influencers, how to communicate with management, how to research the influencer and how to create the questionnaire. This was the perfect start for me. I learned how to write e-mails, keep in touch and communicate with management. I was shown how to approach the research so that I still stay within the time frame and get feedback on the questions. As soon as I had the first interviews back, I was shown directly how to embed everything in WordPress and create my own articles. Afterwards I was able to gain my first Photoshop experience when I created the article images. Et voilá – my first articles were already published. At that time it was very exciting when my articles were published, today it is part of my everyday life! It is nice to be heard and to live out your creativity. Gradually, different areas of responsibility were added, but content marketing is always in focus. After my six-month internship I was even taken on and have been working for CM for over 2 years now!

      Consulting & Project Management

      In addition to the marketing tasks, you also have the opportunity to get a taste of the topics and focuses of the model agency. During my internship I had the opportunity to work in the booking department after an extensive training in content marketing. Every day new clients are added here, who are planning a shooting, a campaign or a video shoot for the next commercial. For them you are the first contact person, whether by phone or e-mail. The fact that you are given so much responsibility is not a matter of course, especially during an internship, and it feels good! Of course, organisation and communication is the most important thing here and therefore you will always be accompanied and get help. Of course you should bring the first basics with you, the rest you will learn with us! Meanwhile I have participated in and organized many projects, from Fashion Week Shows to music video shoots.

      Content marketing and top rankings in search engines

      The focus of your internship will be on content and online marketing. This is about supporting customers with valuable content in the form of blog posts and thus ranking them high in search engines. In content marketing, I have written numerous articles on various topics. About some topics you already know and can hit the keys directly. But for some other topics you don’t have the overview as a trainee who just finished school. This is no problem at all and almost the better! I like to do a lot of research for my articles so that they deliver the best possible content. This way I become a little expert in the field myself and can learn an incredible amount and acquire knowledge. When you deal with certain topics so intensively, it stays in your head for a while!

      Content marketing is not only about writing simple texts. You want to impart knowledge so that everyone understands it but also every person who is already in the topic can acquire something new.  With time, not only the speed and quantity of texts improves, but you also learn new terms and ways of expressing yourself. This is especially advantageous if you want to go on to study.

      Applications always have the same pattern, as a rule, an application should include a CV, a cover letter, references and, if applicable, references or certificates.         FWF 19 @ Berlin Fashion Week – The Fashion Show (Video) #throwback

        Fashion show Berlin – After our last big show in Berlin, the planning for the new highlight in summer 2020 is now beginning – are you already excited? The Fashion Week Finals in Haubentaucher Berlin was certainly the wettest fashion show ever in Berlin! After a week of pure sunshine and +30°C, pouring rain came right on time for the start of the show. It was raining like buckets. Nevertheless we pulled through professionally.         Welcome to Berlin! The “place to be” for models and those who want to become models. In the capital not only the international celebrities gather for the mega-events. German and international politics, the media and of course trends, magazines and fashion from all over the world and from all cultures meet here! As a model in Berlin, you have the very best chances to get your hands on big jobs and advertising campaigns. There are many casting events here, not only for national campaigns that are broadcast on German television or in the social media, but also for worldwide campaigns that you will see in different countries around the world.         Models “Place to be”: Berlin Mitte

        Berlin is not only an interesting place for models because of its diverse customers from the media and TV industry. The city has much more to offer! In Berlin Mitte alone, there are thousands of stories every day between Kreuzberg and Moabit that could be told. In Berlin it is sometimes best to be a model. You can relax with friends in a restaurant or experience cultural events in Berlin, from small concerts to art exhibitions to major Berlin events. This means that you are not only caught up in your work, but can also manage your private life and friends very well. Because as a model you will have little time sooner or later. Therefore it is important for you to maintain social contacts and friends. Your career, especially as a student, should not be the first priority. Serious model agencies in Berlin make sure that you get good marks and that the teachers are satisfied with your performance.

        If you move to Berlin as a model, you may feel a little lost in the beginning. Several million people, plus Berlin’s very own charm, tens of thousands of streets and hundreds of lines, from buses to subways. It can take a while before you can get your bearings in Berlin, for example if you come from the country. It’s worth it! Because as I said, there are thousands of stories in Berlin!

        Fashion show, showroom and fashion designer in Berlin

        In Berlin-Mitte there are many fashion dealers on some streets. Boutique & Showroom you will find especially here in the city between Zoo and Alexander Platz. Here fashion designers present their new collections when buyers from big fashion houses and chains come by for the new order. Showrooms are usually quite unspectacular, especially when you think of the big shows of the star designers at Fashion Week. Showrooms in Berlin are simple, like everyone else. Here you introduce fashion to an exclusive and select, very small audience. Usually there are only a few people, maybe three or four. You’re often alone with the fashion designers or someone from marketing or sales. Little by little you introduce the different parts of the new collection to the customers, show them different materials or cuts and also show them details. After that, not a single sample is sold, but often a few thousand or ten thousand pieces. That’s why your job as a model is very important for the designer and the whole brand. Some haute couture labels even have their own events to present their collections. Every year, just in time for the spring, summer, autumn and winter seasons.

        The big fashion shows are a little different. In Berlin, the absolute highlight is the Hightlight? The Fashion Week, of course. There is not only the main event at Berlin Fashion Week, but also many side events, which are often even more exclusive than the chance at Mainstage. Models are not just wanted at castings a few days in advance, but are booked weeks or months in advance by the star designers. These include shows by Michael Michalsky and Harald Glööckler. Guido Maria Kretschmar also presents his latest masterpieces here, but on the Main Stage. This shows that Fashion Week is a “must have” for Berlin models.

        Fashion show for the Fashion Week

        Maybe you remember the famous sentence by Mr. Frank Sinatra from the famous song “New York”: “If you can make it there you can make it everywhere”. This means that a fashion show is always the same! Usually there is a casting in advance, where hundreds of models come to present their model portfolio in a super short show. Then the designers select their preferred models and contact the respective model agencies with a request for an option. You will then get a concrete Fitting date, if necessary also a date for Final Rehearsal, shortly before the big fashion show. As a model you have to keep all two or three dates free. During the fitting, the garments are first tested on you, so you can still make corrections, for example if the fabric does not fit perfectly due to a few centimeters too much. Light, reflections, all these details play an important role for the designers during the presentation of the collection. During the fitting we are also given the first immediate information about the show. In the case of large choreographies, there is often a final rehearsal, or in German, the large dress rehearsal.               How do I become a male model? Successful modeling as a man!

              What does a man model have to know?

              How to become a model at 14 years: School first!

              If you want to become a model at 14, that is quite a good age to start. Normally at this age you are still in school, so you have 3-4 years to take a look in to the model world and do smaller jobs on the weekend or during your holidays. You have enough time to see if this is really the right thing for you and if you can imagin to continue modelling after school. At the time you are about 17-18, you will be ready to work as a professional model and will already have a model book, with great pictures. Most of the best Models all over the world started in the age of 14-16. Not every “normal” agency takes models with the age of 14, most of them start to take models with the age of 15+. If so you can apply in a children modelling agency or just take a year to take care of yourself, try somethings and practise for your future modelling jobs.               You want to become a model at 14?

              After the first model castings and jobs comes

              After your model kit is set up, you will get the first jobs. Here’s the next sticking point, if you want to be a model at the age of 14, you’ll need to take off from school. Here we come back to the good grades, the better you are in school, the sooner your school and your teacher is ready to give you free.

              With sport, you should not overdo it as a model, your muscles grow too much, you do not fit in the standard sizes. As a woman you should train in a very defined way, but as a man you should also make sure that your muscles do not get too big. Why is that? For one thing, you just do not fit into the standard sizes of fashion designers as just described. Maybe I can kidnap you and we can do a little example. Just ten years ago, when Instagram and the big world of social media didn’t exist, a young fashion designer had to distribute flyers, make phone calls to buyers, get press placements in magazines, all almost impossible for a young designer! Especially the placement in media, in fashion magazines, is not possible without sufficient financial means. Social media has changed this, you can reach up to 1,000 fans from your own circle with one photo or video.               When I visit companies as a consultant I often hear that their own social media manager is dissatisfied because they only have 8,000 fans, much better would be 80,000 fans. Why and be satisfied? Who was already happy with 100 and also happy with 1000 fans, reacts differently, likes his community more, Inter acts more, brings more positive image. You should always keep the high goals but you should also be happy with what you have achieved and make it clear to your community by being present, interacting with people and demanding their honest opinion.

              For many startups, a dedicated social media manager who takes three or four hours a day to look at other channels, observe trends, likes to give comments, is far too expensive.               • What picture language works?
              • Is it rather the portrait or rather the whole body?
              • Are there many details in the image or does the photo focus on a specific subject?

              My ultimate Instagram tip, for channel building but also for further support, save images in Instagram! Many do not use this function, but it is quite simple. You can save your own photos directly as inspiration in Instagram, you can even create different folders. For example, you can separate by photos of the team, photos of the product, photos of the lifestyle, photos of novelties, photos of the fair, …

              There are two ways to generate range of coverage. Organic range and paid range. Organic range is the range you get through the algorithm within your own community.

              Manual clipping (paths), composings, and collages

              If you want to use your produced product images for collages or compilations, you need clipping. Not only for collages, also dealers who want to sell on Amazon need very clean surfaces. Usually for Amazon this means seller, white. Product images taken in a photo studio will rarely be photographed on a complete white background. That wouldn’t look so aesthetic to the viewer. However, clipping can also be used excellently to change backgrounds.               For absolute quality, clipping must be done by hand. Depending on the product, such optional processes can also be automated. The disadvantage is that you will never achieve 100% quality. Therefore, clipping is usually not automatically produced and must be specified by you in the customer briefing.

The problem is that more than half of all printed media ends up in the warehouse and ends up in the garbage. A great waste of energy, from the loss of the trees, the production with energy, the manpower used and the inks in the print shop to the delivery to the passing on.

After completing your vocational training, you have gathered so much know-how that you can gain a foothold in any agency and pretty much any magazine.
